The proposed project at Surat has it’s office area on the upper floors with an elaborated entrance gate in front and a self-shaded canteen and parking area.

This office building consists of 4 floors, This office building unlike the other offices has a accessible layered landscape courtyard in the center facing the front which is completely lush green, which also helps in shading the parking area and also helps in keeping the overall environment in and around building cool. The courtyard is covered with huge concrete screen wall which adds on to the aesthetic value of overall building.

Keeping in mind all the climatic factors, the overall building layout has been simplified enough to create less chaos while bringing more of green in working environment and also there is an interplay of light and shadows as well.

The concept of the development of CBD was to build a powerful cultural presence expressed in dynamic volumes sculpted to project a fluid and transparent public dialogue with the cultural, commercial and residential surroundings whilst communicating the various inner forces intrinsic to the theatre and office buildings. This composition creates a dynamic urban gathering place and icon mirroring the joy and drama add a character to Dahej.

The building fabric is such that pathways and views may be enjoyed by all. The rich pattern of public and private spaces we see in the plan can be achieved through the subtle differentiation of levels, promoting an easy balance between the needs of privacy and the pleasures of community life. The retail shops, hotel, restaurant are placed on the road side edge, which needs the frontage. The offices, convention center and banquet hall placed in a same pocket to make that corporate area. Basic distribution is under commercial zone, recreational zone, private zone, residential zone, etc.

The Proposed building complex has been designed in the manner in which it serves the urban nature to the context of Kalinganagar -Bhubaneshwar. The response to climate, social use of space, sustainability and distribution of space are primary concerns.

The design proposal isevolving around the idea of creating the public plaza for common use surrounded by built mass. The dedicated spaces for diverse activity and urban character to various plazas have been introduced to characterize the building complex. Hierarchies in open spaces are created by making it, public, semi public & private, results in Recreational Plaza & Corporate Plaza. The building details were thought to take care of the climatic louvers which allow the appropriate sun light in office environment.

The lower floors interact more with the cities…! So the public activities like shopping, recreational etc are placed on the lower floor and upper floors for offices and common facilities.

The building formation, distribution of space, landscaping, ample of parking space and defined public zone activity areas creates the cohesive environment.

The “PROJECT” shall mean like Mixed use Building proposed Commercial office building cum retail facilities including infrastructure facilities, recreation facilities, utilities services, safety and security management, waste disposal and management etc to be provided for the building covered under the Scope of Work of this Invitation Document, unless the context requires otherwise.

The site is located in Kalinga Nagar , Mouza – Bhagbanpur. As per the Comprehensive Development Plan (CDP) Prepared by IIT Kharagpur, the site is in residential Zone and is situated at the centre of the housing colony developed by BDA as Plotted Housing Scheme. The site is situated at a distance of 1.2 km from the National Highway(NH) – 5.

It is a rectangular shaped plot with its longer edge 402 feet length and the shorter edge 250 feet width. The site is protected by boundary wall constructed by BDA and has got two sub stations at the opposite corner. The site has flat terrain and measures total area of 2.27 acres excluding the substations.

The site is approached from NH5 by 100 feet wide road and is surrounded by 40feet wide road to its North, East and west and by 60 feet wide road to its south.
